Florida Seller Net Sheet Calculator

Estimate what you will walk away with when you sell a home in Volusia, Brevard or anywhere in Florida. A seller net sheet starts with the sale price and subtracts your mortgage payoff, prorated property taxes, title and closing costs, real estate commissions and other agreed costs.

What Goes Into a Seller’s Net Proceeds

  • Payoffs: your mortgage, any home-equity line and other liens.
  • Prorated property taxes: Florida property taxes are paid in arrears, so sellers usually credit the buyer for their share of the current year.
  • Closing costs: may include the owner’s title policy (if the contract makes it a seller cost), documentary stamp tax on the deed, settlement fees and any HOA estoppel fees.
  • Commissions and concessions: as agreed in your listing and sale contracts.

Your net sheet is an estimate; the settlement statement at closing shows the final numbers. Questions? Contact us or see our seller services.
