Title & Closing FAQs
What does a title company do?
A title company searches public records to confirm who owns the property and what liens or claims affect it, issues title insurance, holds escrow funds, and conducts the closing so the deed and any mortgage are signed, funds are disbursed and documents are recorded.
What is the difference between an owner’s and a lender’s title policy?
A lender’s policy protects the mortgage lender up to the loan amount and is usually required for a financed purchase. An owner’s policy protects the buyer’s ownership interest for as long as they or their heirs own the property.
Can I close remotely?
