What Happens at a Seller’s Closing in Florida

  1. Open title. Once you accept an offer, your agent or you send us the contract and we receive the buyer’s escrow deposit.
  2. Search and clear title. We search public records and order municipal lien and payoff information, then issue the title commitment listing anything that must be resolved before closing.
  3. Prepare documents. We prepare the deed conveying the property from seller to buyer and the settlement statement showing the sale price, payoffs, prorated taxes and closing costs.
  4. Get paid. After closing we pay off your mortgage and other liens, disburse your proceeds and record the deed with the county.
